Full exterior repaint and trim restoration in Milton

Two-storey home needed paint renewal, rot repair and durable trim work to stand up to Milton’s seasons.

Full exterior repaint and trim restoration in Milton
  1. 1

    Inspection, documentation and plan

We did a full walk-around and recorded areas of paint failure, rot extent and substrate type. Photos and a written scope were emailed to the homeowner; we flagged priority repairs and a recommended coatings system.

  2. 2

    Controlled demo and carpentry repairs

Soft sections of fascia and window sills were cut out and replaced with primed, pressure-treated pine or PVC trim where exposure demanded it. For splice repairs we used stainless-steel fasteners and marine-grade epoxy in moving joints to slow future moisture ingress.

  3. 3

    Prep: cleaning, scraping and priming

Surfaces were pressure-washed at low pressure to remove dirt and chalk, then hand-scraped and abraded to sound edges. New bare wood received an oil-based primer on cut edges and an alkyd or high-adhesion acrylic primer overall for consistent film build.

  4. 4

    Coatings: system and application

We used a 100% acrylic latex topcoat with high-UV and mildew resistance on siding, and a durable satin alkyd on trim where impact resistance mattered. Two coats on siding and three on exposed trim, applied by brush for edges and airless sprayer for field areas to ensure uniform coverage.

  5. 5

    Sealing, flashings and final checks

All trim butt joints and window perimeters were sealed with a paintable, silicone-modified-polymer caulking to meet wet-weather performance. We inspected flashings, re-secured loose gutters and emailed a final condition report with touch-up notes and recommended recoat intervals.

Frequently Asked Questions

How long does a full exterior repaint take for a two-storey home?

From inspection to final walk-around expect two to three weeks in most seasons. Time varies by repair scope, weather windows and scaffold setup; cold or wet weather will extend the schedule.

How disruptive is the work for occupants?

We stage scaffolding to keep walkways clear and protect shrubs and driveways with drop cloths. Paint fumes from modern acrylics are low, but we recommend keeping windows closed near active work and letting us know about any sensitivities.

When should I consider a full repaint instead of spot repair?

If more than one elevation shows peeling, or if rot appears at multiple trim members, a full repaint is the sensible choice. It lets us match primers and topcoats consistently so repairs don’t show up as patches after one season.

How often will this finish need upkeep in Milton’s climate?

With the system applied here, mid-range maintenance (caulking checks, touch-ups at high-exposure edges) every 3–5 years keeps things healthy; a full recoat on siding typically runs 8–12 years depending on sun exposure and substrate.
